How Often Should an Unoccupied Home Be Checked?
There is no universal frequency that fits every home. The right answer depends on your insurance policy, the length of the absence, the season, the heating system and the property’s characteristics.
Why frequency matters
The longer the interval between visits, the longer a problem can develop before it is noticed. In winter, a heating failure, burst pipe or infiltration can cause substantial damage. At other times of year, risks may include leakage, intrusion, sewer backup or weather-related damage.
Choose according to the situation
| Situation | Possible starting point | What to confirm |
|---|---|---|
| Short absence or a specific verification | One documented visit | Your insurer’s requirements and the exact dates |
| Several-week or seasonal absence | One visit every seven days | The required frequency and the checklist |
| Complex property or several service providers | Regular visits with coordination | Authorized contacts, spending limits and response times |
What should a documented visit include?
- the date and time of the visit;
- an interior and exterior visual check based on the agreed checklist;
- photos of the specified items;
- notice of any visible anomaly;
- clear instructions about whom to contact and what to do next.
This is a visual verification, not a technical inspection. The visitor does not replace a plumber, electrician, heating technician or other licensed professional.
Why do we offer a visit every seven days?
This schedule creates a simple, predictable routine, provides four or five visits depending on the calendar and makes it easier to compare reports from one week to the next. It suits many absent homeowners, subject to their insurer’s requirements.
The two available options
- Documented Visit starting at $99: for a one-time need or short absence.
- Home Watch at $249 per month: one visit every seven days, with a dated photo report after each visit.
Taxes extra. Rates apply to a standard home in our usual service area. A proposal is provided in advance if the property, distance or mandate requires more time.
